Family FUN for the Summer!

Entertaining Ideas for your Childrens Summer! And cheap.....tooooo.

Make your own mini golf....Get your kids involved in making their own golf course, for them it will probably be as much fun as playing. Don't go out and buy things....use what you have handy. Make a ramp from some bricks and aluminum siding; use an old pipe (large enough for the ball to roll through); make a water trap out of a small bucket set in the ground. Use your small plastic containers (placed in a little hole in the ground) to catch the ball...(or if you don't want to dig a hole) stake a plastic cup sideways to catch the ball. Let the kids think up other ideas (like I said sometimes it is as much fun to prepare as it is to actually play. AND HAVE FUN!

Do a backyard camp out.....Kids love to campout. If you can't do it out side, do what my sister did with her grandchildren...use the garage, just put on the fans, (if you don't have a tent) just put down some blow-up mattress on the floor, and let them make up stories. If they don't know any stories, be prepared with your own (ghost stories are always the best). Let them have snacks that they don't usually get. AND HAVE FUN!

Do a picnic in the park.....I recently took my nephews to the park and they loved it. To make it a little different, try doing something like a picnic around the world. Each week pick a country, fix a lunch that would be served in that country, and even play games that the kids in that country might be playing on their summer vacation. You really don't have to make this hard ... just research a little about the country on line and I'm sure you will find plenty of info. Let the kids get involved in the planning! But most of all HAVE FUN and build some memories with your kids!

PLANTING A NEW TREE

ITEMS TO REMEMBER WHEN PLANTING A TREE

Utility Locator.....CALL 811 to find buried lines before you dig
Large Hole.........It should be twice as wide as the root ball, but only as deep as the root ball itself.
Use Existing Soil....Refill with the soil that you took out. Tamp the soil to eliminate air pockets.
Mulching...........Putting 2-3 inches of mulch around the base will help keep the soil damp and promote growth.
Stake the Tree.. Tie it loosely, and check the tie frequently. Do not tie tight as it will cut the tree.

As always you hear everything...Friends/Family and even those that you don't know will tell you what you need to do. It is always good to listen to what people have to say, but you need to one decide for yourself. Here are some issues you will need to take into consideration:

First of all you need to think about how long you plan on staying in the home!
Look at your monthly mortgage decrease versus the amount of months you intend on staying in the home!
If for instance you plan to sell your home prior to recouping all your costs of the refinancing it might not be a good move to pursue a re-fi.

Before pursuing a re-finance:

What is your break-even point? Divide the cost of re-fi by your monthly savings. You will need to figure in all the points and fees (these will be called "discount fees or origination fee". These are the cost that the lender charged to close the re-fi. One point = one percent of the loan's value.)
Does the up-front cost, knowing the number of months you plan to say in the house, save you any money?
Make sure you look at the interest rate. Is it fixed or variable? Make sure you know to help you decide if refinancing is for you.

Now that you have checked out all of these issues and you decide to go ahead with the re-fi, be sure you
SHOP AROUND......ASK QUESTIONS......TALK TO LENDERS.

Suggestions for a Quick Sale

Home Improvements that may help you get a leg up on your computation.

First impressions are always important .....so make sure the home's entry shines!

So if the front door needs painting...paint it (paint is cheap repair)
Clean that vinyl/metal siding (power wash it .. some of the mobile car companys can help you do this and are ver reasonable)
Add color by adding potted plants (but if you do this..keep them watered and make sure they are groomed

Out of date bathrooms .....if you are in the 70s a few things will help

First of all making sure it is CLEAN
Paint and if wallpapered then take it off
Try to get rid of the gold .....replace fraucets, knobs, towel racks, toilet paper holders, and the out-dated lighting.....try to replace with nickel or the polished silver (just something new)
Change out the shower head
REDO the caulking around the bathtub.....the black mold look is OUT ..Make sure that the tub and caulking shines

Paint the rooms

Your rooms will look much fresher, and smell good. Make sure you do a professional job if you do it your self....Don't get smugs on the ceiling!
Make sure it is a earth tone

If your flooring needs addressed...DO SO

First of all make sure it is clean! If you only have the money to clean it...do that. If it is in bad condition, try to change it out.
A good scrubbing can go a long way.

Have all those old light fixtures...Might think about changing them out

There are some great lights that can be purchased rather cheaply.
If you don't have the money to change ... then make sure your current ones are CLEAN and shine. Make sure the light bulbs all work.
Dark or poorly lit rooms turn off most buyers.

And LAST but NOT LEAST....DECLUTTER your HOME

If you have a lot of furniture in a room, move some of it to storage! REMEMBER you are trying to SELL your home. Buyers need to see how much space you have in your rooms.
You are moving...so start packing up...this will help you later and will make your home show a lot better.
If you are not going to need everything where you are moving...SALE some of the things that you aren't going to be using anyway and make enough to pay for the storage.

REMEMBER: not every improvement has to be expensive. Lots of small things make a big difference in a buyer's eye and mind. And remember that clean and a home that smells fresh will go a long way in getting it sold.

How to prevent the leading causes of home injuries, from slips and falls to smoke and fires.

Bedroom

Fire...Since smoke can further hindr visibility, keep a rechargeable flashlight plugged in by your bedside to light your way or to signal firefighters.
Childproofing...Install window guards. They aren't a substiture for parental supervision, but they do provide reassurance. Check the crib. Make sure it meets safety standards. Keep cords away from the crib and keep crib away from the windows, if possible.

Bathroom

Slips, Trips, Falls...For extra support getting in and out of a slippery shower, attach a grab bar to your shower wall (be sure it is installed into a stud). Add nonskid decals. Make your bath mat nonslip with rubber backings.

Bathroom Battle

Having trouble with the TOLET >>> Stains such as hardwater or rust...pour table salt on the stain then squeeze fresh lemon onto a scrub brush and scrub the area.
BATHTUB got a ring>>>for extra stubborn rings use the salt and might need a little lemon juice also. Glycerine soap .. supposely causes less build up.
TILE / GROUT >>>Scrub with a paste made from liquid castile soap and baking soda. Rinse with hot water. White vinegar will kill mold and mildew that have built up on the tile and grout. An easy way to apply is with one of the small sponge paint brush (then you can just throw it away).
Shower Curtains getting a build up >>>instead of buying new...just throw it in the washing machine on a cold cycle with some liquid detergent and a cup of vinegar. Once it starts to wash shut it off and let it soak for a couple of hours, then finish the wash.

Vinegar, baking soda, and hydrogen peroxide are really wonderful cheap products that works wonders in cleaning. Sometimes you might try using hot vinegar (just heat it up).

When you have a leaky basement you have a NIGHTMARE! But then I guess I don't have to tell you that?! Mold and Mildew build up is a hazard to you and your family's health.

Here are a few tips and techniques you can do to help your basement stay dry and a healthier place to be:

Install Eaves and Gutters - this is a great way to keep from having standing water around the foundation of your home. And it is one of the less expensive things you can do to protect you, your family and your property.
Pour Rocks Around the Sides of Your Home - at the base of the foundation. Rocks absorb some moisture therefore helping keep water from standing.
Make sure Outdoor Faucets don't Leak.
Painting your Basement - use a waterblocker paint on the basement walls. Several different type of paint can be used to seal the concrete blocks (that most basements are made of) so they don't weep causing moisture.
Try to Re-Landscape - Is your landscape causing water to stand? You might need to build up and check the sloping of the yard.

Q. How much does it cost to work with a real estate agent?
A. If you're a buyer, nothing!   If you're a seller you pay the fee.

Q. What houses will you show me?
A. I can show you any home on the market - whether it's a RE/MAX listing or any other companies listing.

A. I advise you to get an inspections on the house. I have a list of inspectors that you may pick from, call and arrange a inspection. You will need a home inspection and a pest inspection. Of course this is optional so it is up to you.

Now that it is a new year have you set a goal for paying off that credit card debt! With a plan and some determination , you can do just that no only improve your credit score but take control of your credit and maybe...even make your life a little less stressfull.

Credit Cards

Stop adding to the debt
Give yourself a weekly cash allowance, once you have spent the cash you are out for the rest of the week....SO BE CAREFUL ABOUT HOW AND WHERE YOU SPEND IT
Leave your credit cards at HOME....out of sight out of mind
Have only a couple of cards with good accounts (having too many hurts your credit)

Lower Your Interest Rate

Check with the card company and see if you can work out a deal on a better rate. If you have a good credit score you can usually negotiate a better rate.
Transfer balances with high interest rate to a lower interest rate card and look for offers with low introductory rate that will help you get your debt paid off (always read the fine print..ie. hidden fees or cost). ALSO REMEMBER DON'T ADD TO THE DEBT JUST BECAUSE THE INTEREST RATE IS LOWER, THE PURPOSE IS TO GET RID OF THE DEBT.

Have a PLAN

Make a list of all the debt...with the existing balance, minimum payment and interest rate.
Determine which card or debt to pay off first...usually the high interest rate is the one you need to address first.
Pay as much money on the one that you need to pay off first and pay the minimum on the others.
Do your best to payoff then once that card is paid off, take the same amount you've been paying on that card and add it to the minimum payment of the next card. Continue this and you will soon be debt free! The secret here is NO MORE CHARGING!
Keep a card for emergencies only, and do not charge on it unless it is an EMERGENCY!

If you will do this you will soon be able to put away or invest that same amount, because you are now acustom to not having that amount of money.....so PAY YOURSELF....SAVE...INVEST

MINOR REPAIRS ELIMINATE SOME COSTLY REPAIRS

This is the Best Money you Will Spend in taking care of your home!

Doing some minor repairs will help you save in the long run. Many repairs you can do yourself and some you may need a professional. If a professional is required you should use one, because sometimes trying to do it yourself winds up costing you more in the long run. Here are some repair that need to be addressed regularly.

Water Issues:
Repair leaky faucets and running toilets, because this will save on your water bill but most importantly it could save you from having a flood issue and mold build up. Water leaks (drips) should never go unattended or you will soon have big problems.

Repair any caulking breaks in your tub and showers. Breaks will cause moisture penetration, which could also lead to mold.

Check your roof. Roofs can cause all kinds of problems so I suggest that you call a professional roofer. They can check it out and see if you have any damage that would cause you problems. Just remember to call only reputable ones and if there is an issue get at least two or three bids for the repairs.

Put up gutters as this will help keep the rain (water) away from the foundation of your home.

Remember that water can be a notorious foe.

Change your air filters...recommended every 3 months. Heating and Air professionals say that 60% of their calls are a result of homeowners not changing filters. So save those expensive repair by putting in a $5.00 filter, and you will save on your energy cost also.

Clean your filter here also. Keep the air flowing freely. If there is a big build up in the line you will not only pay more in energy cost but it can cause a fire. You have the Veterans War Memorial on the West End and then during this time of the year you have these beautiful Canadian geese coming in to stay the winter. A Christmas Story ... Family Game

I'm putting this story on my blog, because a couple of years ago I tried to find another one to play and could not come up with any so I thought that someone might be looking for a family game.

Here is a story that we have used for several years at our family Christmas. It is a pass game so you need several people (kids love it), a gift (of any price; we always said it had to be under $10...more fun to find something that is unique...and one year all the gifts had to be something homemade), someone to read the story, and chairs in a circle. Everytime the reader says left the packages go left and everytime he/she says right the packages go right. I have highlighted the word change also..if you have a lot of people then you can have them change with the person directly across from them. If you don't have that many people you might want to just skip the change word (we did use it sometimes and not others).

Story of the Shoemaker and the Shoes.

Once upon a time, right in the village, there was a kind shoemaker. Though he worked very hard, right into the night, he grew so poor that at last he had only enough leather left for one pair of shoes.

One winter night he cut out the leather he had left, but he was too tired to finish them. He left the leather on his workbench and decided to make the shoes the next morning, right after breakfast.

The shoemaker didn't know what he and his wife would do now that no leather was left, for he had no money to buy more. But despite their troubles, the shoemaker and his wife slept right through the night.

Early the next morning, the shoemaker woke up and changed clothes. He went right into the shop to finish the pair of shoes that he had left. He picked up his hammer and sat right down at his workbench.

The shoemaker thought he must be dreaming. He blinked his eyes. He blinked them again. But it was no dream-on the very spot, right where he had left the leather the night before, there was a finished pair of beautiful, perfectly made shoes.

He called his wife right into the shop and showed her the shoes. "They're splendid!" she exclaimed. "But when did you make them?" "I didn't make them," the shoemaker replied. "I just found them right here."

The shoemake went right to the window and put the shoes there, hoping that someone would buy them. Right away, the door swung open and a fine gentleman walked right into the shop.

"I must have those wonderful shoes," he said. "I've never seen any like them. The stitches are so small and delicate, are these the only pair you have left?"

The shoemake sold the shoes to the gentleman, who paid a very high price for them, and then the gentleman left.

With the money, the shoemaker was able to buy enough leather for two more pairs of shoes. He had enough left over to buy a soup bone for dinner.

That night he cut out the leather. But he was very hungry, and he could smell the soup his wife was cooking. "I'll make the shoes tomorrow," he said, and went to change clothes right away before he ate dinner.

The next morning he found two pairs of elegant shoes left on his workbench. He showed them to his wife right away. "Who can be making these marvelous shoes?" she said.

The shoemaker wondered, too. Once again he placed the shoes right in the window and left them; and again he didn't have long to wait before the door swung open. This time there were two customers, and they both paid the shoemaker handsomely for the shoes, and left right away.

Now the shoemaker had enough money left to buy leather for four pairs of shoes.

Things wen on this way for sometime. Every night the shoemaker cut the leather and went right to sleep, and every morning he found more beautiful shoes left on his workbench. The shoemaker was growing rich, but this did not change him.

One evening, right after supper, the shoemaker said to his wife, "It's nearly Christmas and we still don't know who is making the shoes. We cannot go another day without finding out who is helping us." So right away the shoemaker and his wife thought of a plan. Instead of going right to sleep that night, they changed clothes and hid behind a curtain in the shop.

Right at midnight, two tiny elves came right into the room. The shoemaker and his wife watched in amazement as the elves stitched and sewed and hammered, and changed the leather into shoes. Right away, the bench was filled with shiny new shoes. Right away their work was finished, and they left.

"It's astonishing!" gasped the shoemaker's wife. "You're right, it's miraculous!" the shoemaker agreed. "We must do something right away for those tiny creatures who have been so kind to us and left us the completed shoes." "Well" said his wife, "the poor little things had no coats or hats or shoes on, and they must get very cold right at this time of the year." So the shoemaker and his wife sat right down and made two tiny changes of clothing for the elves.

The next night they left the things they had made right on the table and once again hid right behind the curtain. Right at midnight, the elves came into the room. When they saw the clothes, they were overjoyed. They tried them on right away, and found that they fit just right. The elves danced right around the room, and sang a merry song.

At last the elves left by dancing out the door, never to return.

But the shoemake and his wife, who had paid back kindness with kindness, never wanted for anything, and they lived happily for a good long time.

Merry Christmas, and the package you have in you hand is the one for you! Enjoy!

We really don't say it enough, but I with my friends and family sincerely appreciate all that our soldiers have done for America over the pass years!!! All of you that served in every war and those that have not been in combat we love you all.

This is the photos of the Veterans War Memorial in Lubbock, TX. It was built by the citizens that purchased bricks to honor their family, friends and even those that they did not know that served in the military. We think it is beautiful and is just a great as the memorials in Washington DC. Of course we love the ones in Washington, but this one is truely from the hearts of the citizens of West Texas and some that bought bricks from as far away as Germany.

Unemployee Stats for Lubbock TX 2nd Best in Texas

LUBBOCK, TX (KCBD) - Lubbock's unemployment rate shot up to 6.0% in June according to numbers released Friday by the Texas Workforce Commission. In May the Lubbock unemployment rate was a laudable 4.6%. The Hub City is still doing much better than Texas with an 8.0% unemployment rate and better than the U.S. with unemployment at 9.7%.

Lubbock has the second lowest rate behind Amarillo at 5.7%, TWC says. Workers in the McAllen area are the worst off, at least in Texas, with an unemployment rate of 11.1%. Below is a deeper look at the numbers.
Lubbock's Labor Force
June 2009: 143,200
May 2009: 142,600
June 2008: 139,800

The certified labor force is the number of people who have a job PLUS the number of people who want a job. According to the Texas Workforce Commission there has been a 2.4% increase in Lubbock's labor force in one year.

May 2009: 136,100
June 2008: 133,600

Even though Lubbock's unemployment rate is much higher from this same time a year ago, the good news is that Lubbock has created jobs since June 2008. The problem, of course, is Lubbock didn't create enough jobs to keep up with the needs of the local force. And there was a loss of jobs from May to June.

Have you ever been to the city of Lubbock's recycle center? This picture is a pile of the type of mulch that you can get at the center off 83rd and Ave. P. They also have the tumbled glass that is great for landscape designing. The mulch and glass do go fast as landscapers use it in their designing, so you may have to go back a couple of times before you can get it some. When you go be sure to take containers. I always take the heavy black bags, the thin ones do not work as they will tear and you will have mulch every where....I did that the first time. Also be sure you take something to use as a scoop. And when you are getting the mulch you can drop off your trash that needs to be recycled. Good Luck with your Landscaping.

That is the ones that they say you can just roll out, water and watch them bloom. Well that is really true, they really do just that! There were probably about 10 to 12 different kinds of flowers and the butterflies just loved them. If you don't like taking the time with potting soil, digging up the ground and all that hard work, try one of these. They really worked for me.
